Chunduri Building Lot Cleared

The Chunduri Building’s lot has been cleared. This building, which will feature apartments above Dr. Chunduri’s neurology clinic, will be built at Grainger & Cannon in the Near Southside.
We previously revealed the design of the development in this post. The development is yet another example of the Near Southside’s T4-N zoning, which requires a residential component, helping to ensure a wide range of housing options and increased residential density (and the eventual vibrancy of neighborhood life that comes with it) in the Near Southside.

Any information about the construction at 1909 (or 1905?) South Main, on the east side of Main across from the Vandervoort facility? It appears to be a single story office building, so I’m not sure where the residential component would be. Is this location outside of the T4-N zoning?

We actually have a post scheduled for tomorrow about that building. It is indeed a single-story office building. South Main is almost all zoned T-5, except for the stretch around Vandervoort’s where there is an additional -I modifier (for “Institutional/Industrial”). There are some pockets of T4-N east and west of Main, though (in fact there is one just to the east of the building you’re asking about).
T-5 is just like standard T-4 in that it does not require a residential component, but T-5 allows for greater heights. T-4 is limited to 3 stories if single use, 5 stories w/ public space or mix of uses, and 6 stories w/ public space *and* mix of uses (T4-N is 3 stories max with single use and 4 stories max with mixed use or public space). T-5 raises those limits to 5, 8, and 10 stories respectively.
