Aggarwal Building Progress

Time for another check on the Aggarwal Building, one of several small-scale mixed-use infill developments underway in the Near Southside.  The Aggarwal Building will feature a ground-floor medical office for Dr. Ved V. Aggarwal, while the second floor will feature four apartments, two of which are 1 bedroom/1 bath plans and the other two of which are 1 bedroom/1 bath/study plans.

The building was designed by local mixed-use champ TMA Architects, who have designed several similar structures in the Near Southside.  It’s looking nearly completed, so we hope to hear news of rents and such in the not-too-distant future.

The Aggarwal Building is the latest in a continuing series of developments in the Near Southside which feature lofts above commercial space.  This form is dictated in these cases by the district’s form-based zoning and development code.  Several areas of the district are zoned NS-T4-N.  The “N” modifier designates a “neighborhood” zone, and requires any development built in that zoning to include residential in some form – either entirely residential, or residential over another use.  This helps ensure a wide range of housing choices and prevents monotonous commercial-only development, makes streets safer by providing round-the-clock use and more “eyes on the street,” and creates greater density of residences.
