Aggarwal Building Progress

The Aggarwal Building, a new mixed-use small infill development designed by TMA Architects, has come a long way since we last took a look at it. The building now has a facade and some detail pieces, and it’s easier to see how it is going to look once complete.

The building will be a ground-floor medical office with loft apartments upstairs, similar to the Dalal Building at Jennings & Rosedale. Because the location (on Lipscomb just north of Rosedale) is in the Near Southside’s “T4-N” zoning, all developments must include residential use (whether entirely residential or mixed-use with residential and something else). This was added to several areas of the Near Southside to provide a larger housing stock, to prevent large swaths of the district from being consumed for single-use medical offices, and to create new vibrant and active neighborhoods. No word on rents yet, but we hope to show a tour of the building once it’s complete.
