First Friday on the Green Tonight

Don’t forget – tonight is First Friday on the Green, Fort Worth South’s live music series in the Near Southside. Performing tonight will be Tim Locke from Calhoun, Chatterton, and Jordan Mycoskie and the Fire Breathing Fish. Come to Magnolia Green Park (on Lipscomb between Magnolia and Rosedale) in the Near Southside at 6:00 for free music. Bring your family, friends, pets, blankets, and chairs – Chadra Mezza & Grill will have food and drinks to buy (no outside containers or coolers, please). Attendees are encouraged to bring a canned food item for the Tarrant Area Food Bank.

West 7th Aims for Small Business

Via the Business Press, this article about the West 7th development trying to attract smaller businesses into its One West 7th office building at 7th & Foch:

Repositioning and focusing on smaller- to mid-sized companies, Cypress Equities will carve up the large floor plates to create ‘spec suite’ space on the second floor of its 106,000-square-foot office building dubbed One West Seventh at the corner of West Seventh and Foch streets. The suites, ranging in size from 1,000 square feet to 3,000 square feet, each will boast a kitchen and a conference room as well as office space and a reception area.

Nanci Johnson-Plump, a partner at Peloton Real Estate Partners, which is handling leasing for the office tower, said her firm made a similar conversion at Dallas’ Dominion Plaza office building and it was a success.

Ellerbe Fine Foods Soft Opening June 9th

Just heard from Fort Worth South that Ellerbe Fine Foods will have a soft opening next week, on June 9th. While they get the kinks worked out in the first week, a share of the proceeds will go to charities including the Susan G. Komen Foundation, the Alzheimer’s Association, and Shriners Hospitals for Children. The full opening is tentatively scheduled for the week of June 15th.

Hope everybody out there will take the time to stop by Ellerbe next week and try out the newest offering on the Near Southside. Ellerbe Fine Foods is located at the corner of Magnolia & 7th Avenue.

Come to Magnolia Green Park in the Near Southside at 6:00 for this free live music event. Fire at West 7th?

Reader Mark L. sends this note about something he spotted at the West 7th development:

I passed by the West 7th development this weekend, and fire trucks were outside the NE building at the corner of 7th and Norwood. The portion facing Norwood had burn marks out some of the windows. Got any scoop?

We haven’t had the chance to get over and take photos of any potential fire at the development – anybody else out there seen or heard anything?

SoSeven Update

The SoSeven development’s new Parkside lofts & shops phase has really come a long way, and it looks to be nearly complete. The lofts, which had at one point been intended as for-sale condos, are instead being offered as rental apartments.

We have not yet heard of rents at the Parkside buildings, but we’re keeping our ears open. Retail tenant work should be underway soon, most notably the new outpost of Tim Love’s burger joint, Love Shack.

A Walk Through Another Joe Frank Home

We recently got the chance to go through another one of Joe Frank‘s new infill homes in Fairmount, and found yet another beautiful example of historic style and modern design. Built on Lipscomb, this house is similar to the house on College we looked at before, but there are quite a few changes as well, especially on the interior.

Inside, there are some similarities – stained & scored concrete floors downstairs, hardwoods upstairs, etc. Some of the design was changed, though, and in this upstairs bedroom we see a good example – the shelf ringing the room, taking advantage of the space around the ceiling.

One other difference in this house that’s not so visible is the presence of an attic fan to help in ventilation and climate control.

Space over the staircase that would otherwise have been nothing is reclaimed for storage in various rooms. Here, in the master bedroom, this large storage space could accommodate a variety of needs.

In this kitchen, the cabinets are full-height to the ceiling, a difference compared to the house on College.

Out back, the house has a similar two-story garage as the College house, but it’s subtly altered as well. It’s six feed wider, for one, to accommodate a work bench.

The upstairs space is larger, and wired for an audio-visual system as in the other house.

Also different here is the full bath with shower, rather than the half-bath of the College house.
