Cantey Place Townhomes is a development located on the half-block bounded by Lubbock, Cantey, and Parmer just off the TCU campus. The development is a series of three-story, 1,985 square foot townhomes featuring 3 bedrooms and 3 1/2 baths. The townhomes are being developed by Franklin Properties of Dallas.

They look pretty boring to me… What is thew ultimate use? Sutudent rentals?
Pre-construction pricing on these units was $400,000+
This figure seemed much higher than similarly sized town homes in the area, so I inquired about their lofty price tag.
The sales agent told me that they have similar units near SMU that sell in this price range. I don’t think she was locally based or she might have known this neighborhood near TCU is nothing like Highland Park.
That being said, they claim to have already sold some of their units. I don’t know what kind of person (student or otherwise) will ultimately be residing at Cantey Place. I would have thought that $400K was too much for a parent to spend for their college-bound child for 4 years. My real estate agent, however, said he’s seen otherwise.
I’d be hesitant to purchase anything in the TCU area where your immediate neighbors are likely to be students.
3/3.5 sounds like student rentals to me. Three roommates, no bathroom sharing. The real key would be to see a floorplan. If there’s no obvious master suite it’s intended for equal shares among roomies.

At the development’s site, http://canteyplace.com , the floorplan of the units is available. First floor is a 2-car garage, full bath, and bedroom, second floor (which the front door enters, I believe) is living/dining/kitchen and half bath, third floor is a bedroom, a bathroom, and a master suite with master bedroom (facing rear) and larger master bathroom with double sinks and walk-in closet.
Honestly that price is probably not out of range for some (by no means most) of the students at TCU. I can also see an investor buying one and renting it to students.
I could see an investor picking one up and renting it out, but I really don’t see TCU students’ parents shelling out $400K for a home near TCU. Honestly, TCU students are nothing like SMU students.
$400K is way out of line for what you’re getting, it appears. I’d much rather spend $150,000 to $250,000 for a modest house and touch it up. Oh my… the Dallas invasion never stops.
These look pretty blah. I’d rather buy a Faimount Loft or one of those Villiage Homes townhomes by Magnolia Green.
