I’ve now got some much better renderings of the in-planning Texas & Pacific Warehouse redevelopment project, and I know you would all love to see them. :) These are much better than the renderings I’ve shown before. The renderings depict the Texas & Pacific Warehouse converted into loft apartments with ground-floor retail, and a second phase with additional retail, parking, office, and a hotel built behind the structure. That warehouse is maybe my favorite building in town. Here’s hoping the second phase is better than the second-phase of the T&P Lofts. I think those mid-rise units detract from the grandeur of the original building.
Enlighten me, is T&P Terminal on the western part of T&P Warehouse?
The T&P Terminal (now the T&P Lofts) is on the east end of the big T&P complex on Lancaster. In the middle is the Post Office. The Warehouse is the huge building on the west end of complex.

Wow, so T&P Terminal/Lofts is pretty much completed and the next project will concentrated on the T&P Warehouse, on the western side of the complex, you say? Appreciated it.

That’s correct, The T&P Lofts in the terminal are all complete (both the historic tower and the new four-story building). The T&P Warehouse is owned by a different developer who the city is working with to get the warehouse redeveloped. It’s a challenging building, as it’s truly massive and is going to need some modifications to the facade to use as residences (enlarging the windows in the middle part of the building and punching new windows on the west end of the building).
I hope this happens soon. It’ll be freakin’ amazing to see that old warehouse in use again (for something besides paintball and haunted houses).
Unfortunately the windows are part of the challenge - they can’t enlarge the windows……the building is on the national historic register and those mods aren’t allowed
I’m in Philly for another year. When you say “behind”, do you mean towards the freeway?
I’d heard they’d gotten permission to enlarge the windows, but I could be wrong.
Great information, sounds like that will be a pretty slick project. Does anybody know who the developer is? Also, when are they planning to start the project? I know there’s still a bunch of lofts left unoccupied in the new four-story T&P lofts building. I’m not sure about the historical T&P Lofts building… seems kind of over-zealous to throw up a bunch more lofts when there are tons sitting empty right next door.
I think the warehouse is going to be primarily apartments, not condos, and apartments are in high demand downtown.
Also, I think the historic terminal at the T&P lofts (the tall building) is sold out or very close to it. I think the reason the mid-rise units are moving more slowly is because that new builidng is kinda ugly, especially when compared to the historic T&P.
You’re right — it is kind of ugly compared to the historic building. As for the fact that the 4-story building is condos, not apartments, I wonder how a difference that is. My understanding is that the majority of the units are sold and owned by investors, even the unoccupied units. You can get a pretty good deal leasing from the investors in the 4-story building… pretty comparable to downtown apartment rental rates (~$1,200 for a decent-sized 2 bedroom / 2 bath downtown doesn’t seem too bad).
That being said, the T&P warehouse is an amazing building with lots of potential, and if they finish it out like they did the T&P Lofts hopefully it will lease up quickly.
I just spoke to my friend that lives there and found out that due to HOA rules, only a certain % of units in the 4-story building can be “rental units”… Based on that, the fact that there are unoccupied units in the 4-story building makes more sense.
