Delaney's Irish Pub Announced For West 7th

While I’m deep in House Remodelingland and thus a bit disconnected from events and goings-on, I have noticed another article in the Business Press revealing that the West 7th development has announced another tenant: Delaney’s Irish Pub.

Developers of Fort Worth’s West 7th project have inked a deal with Delaney’s Irish Pub for 5,000 square feet of space.

The Fort Worth pub will be the second Delaney’s location in the Metroplex, joining the McKinney location, which offers a dim-lit, authentic Irish pub feel, said Kirk Williams, vice president of development for Dallas-based Cypress Equities, which is handling retail leasing for West 7th.

Another restaurant/bar announcement for a 7th Street development. How…not shocking at all. Again, as long as the physical form of the buildings is good, the ground-floor programming is less important. It will be interesting to see how many of West 7th’s sixteen trillion eateries and drinkeries survives the first year or two after opening – and which ones are left standing.

Ideally, I’d hope that the 7th Street developments create a new boom in the Cultural District for residential and such. We’ll see how it goes.

    Seriously? Another Irish bar in Cowtown, isn’t there already like 24 in a 2.5 mile radius? Let me guess, the 23 others don’t have the crappy beer that makes you a “beer knurd” like no other. Oh, wait I also hear that another sports bar is coming to Fort Worth and what makes it different is that they have big flat-screen TVs…. What we need is a hamburger place that makes the city’s best burger! irony!?!

    Come on Fort Worth, let’s think for ourselves.

    Not necessarily related, but I noticed another bar might be going in on Magnolia this week. In that spot to the West of Hot Damn Tamales is a legal posting for an alcohol permit.

    The name of the business is something like Ria Carlo – A Little Italian Brewpub. It was posted on 09/10/08.

    Sounds like a place I’d like to visit so I hope it opens and makes it.

    I’m a wine and liquor wholesaler. I love that so many new investors want to come sell alcohol in FW, but doubt that this market can support the enormous weight of high margin businesses coming into the market.

    HOWEVER!!!!

    Fort Worth seems to be insulated against the financial woes of the nation, for whatever reason (Barnett Shale and whatever evils accompany it).

    I’m sure that comment will be controversial, but my low margin high price market is exploding, setting all time records for Fort Worth, while my high margin low price markets are struggling.

    Evidence of rich gettin richer? Perhaps….who’s to say?

    It has been hard to sign retailers in this development, from what I have heard. But the design allows for either retail or restuaraunt tenants to be located anywhere within the project. That was one aspect of the design, to not be locked into one type or size of tenant per space, with the exception of the movie theater, but even that could be adapted if need be in the future. I would like to see more retail in this project as well. Kudo’s on the updates Kevin.

    Regarding the newly planned irish pub on 7th Street (part of the W 7th Street project) is that every single tenant is a chain. It really compromises the appeal of the emerging street/ development project when you know every single restaurant, cafe, and bar is a simply a “concept” that has been processed, packaged and inserted in each space. This is exactly why the Grove in LA and West Village in Dallas feel (and are) nothing more than synthetic copies of urban environments rather than real ones. My hope is that these projects in Fort Worth will be more authentic, more real, more distinctive, more memorable.

    I agree but an Irish Pub on 7th may keep old Matt McAntire from sticking it to everyone, his leasers, his patons etc with his thru the roof prices…hell I’m Irsh and beginning to hink about celebrating Orange day.

    Not too happy about all the chains. Some of them seem to be welcome additions to 7th. Seems like too many eateries (shoot I barely get around to all of the ones here now). Like the bowling alley and movie theater. (I know- not same project).

    I think Domain is moving to Museum Place. At least they are local.

    Man, I just hope one of these bars will be soccer-friendly. Traipsing to Dallas for any soccer watch party is a non-starter.

    Matt..the Bronx Zoo has soccer if you ask, although old Matt McEntire is trying to force them out. He leased his old place out, telling his new tenents that he was getting out of the bar bizness and now he has announced the Shamrock is soon to reopen next door to his old place and then where the Bronx Zoo was when he forces them out. McEntire is slime.

    I didn’t realize this was a forum for complaining about Matt McEntire, but let me just add a counterpoint.

    Some of you should get your facts straight before you start letting your fingers run wild on internet discussion boards or your mouths to anyone who lets you bend their ear for more than a moment. To say McEntire is slime is really a bold comment. Apparently, “whattheheck”, you think that being a shrewd businessman makes a person “slime”. Perhaps you should consider the fact that Matt has put thousands of dollars into improving the 700 Carroll St. building that houses the Bronx Zoo, including improvements to the roof, the paving around the building and the plumbing and electrical. Tommy Gallant has not been able to use this to his advantage, or should I say, he has made no effort to use any of it to his advantage.

    Not Matt’s fault. If Tommy can’t understand that when your expenses as a building owner increase, as well as the property tax AND (!) the going rate for property all over West 7th at this time, that you will have to pay more to stay in said building, then too bad for him. The Bronx doesn’t do a strong enough business to stay there, or apparently to pay their own liquor taxes (TABC has visited them at least 3 times in the last 12 months to take all of their cash on hand because of this). If not Matt McEntire, you can rest assured that any other SMART landlord would be taking the same measures…. and it’s not like he’s just been trying his damnedest to “push Tommy out” or whatever the word among the “W 7th Hipsters” has been. There have been several negotiations and none of them seem to be “on Tommy’s terms” enough for him to accept.

    Well, Tommy, when you don’t own the building and your business isn’t a proven entity, you don’t get to do things “on your terms”.

    As far as Matt “sticking it to everyone [sic]” that earsforu claimed, well… once more, you should probably do your homework and get your facts straight. You’re not leasing/buying anything from Matt so you would have no clue about that. As far as “through the roof drink prices” go, I fail to see what you mean. Perhaps the Shamrock’s prices were higher than bars in downtown, but you can probably understand why if you’ve been to a downtown bar in the last few years. Then again, maybe you like the ghetto-fabulous crowd all of those places seem to attract with $1 beers and $2 wells.

    Bottom line time: Matt’s been in the bar business here for close to 20 years, by himself, no investors, no national/multinational corporation backing him up. Name me one other bar owner who has that kind of staying power under those criteria and with his amount of success. 100% locally owned with a vast amount of the money earned going right back into the local community. Not to mention, Matt doing Meals on Wheels once a week or more for the sick and elderly in this community and donating thousands of dollars to charity every year.

    Not exactly the kind of thing “slime” does, but then again, POOR, POOR TOMMY…
