Urban Home Tour - Pecan Place Townhomes, New Phase

I’ve taken you through the Pecan Place townhomes before, but with construction wrapping on a new phase of the project, I decided to take another look. This new phase is notably different from the previous parts of the development, both inside and out. On the exterior, where the units across the street are three stories straight up topped by a rooftop deck, these units feature a third floor stepped back away from the street, with a terrace on that level instead of a rooftop deck. The massing has been tweaked in this way to compliment the height and massing of the church next door.

Inside, the units are different as well. Where the first units across the street featured a ground floor of a den/guest room and garage, with kitchen and living room on the second floor, these units feature the kitchen and living room on the first floor. Some people will prefer this layout, and some will prefer the other style. Good to see the variety being used.

The ground floor also features a half bath.

On the second floor at the rear of the unit, you’ll find the master bedroom and bath. Both are pretty large, and the end unit shown here includes a balcony in the master bedroom.

At the front of the second floor, you’ll find another bedroom and bathroom, as well as the utility room.

On the third floor at the rear of the unit is the third bedroom and bathroom.

At the front of the third floor is a game room type of space with a small kitchenette, and double doors leading to the terrace.

The views from the terrace are nifty. I especially like the view of the church next door from this angle.

Some of the units are a bit different inside. Instead of the second bedroom on the second floor at the front, units like this make use of that space for a double-height ceiling over the living room on the first floor. I’d imagine opinions will be pretty evenly split between those who like having the third bedroom and those who like the big open space.

This new phase of Pecan Place is a bit different in price compared to the units across the street (which are mainly $500,000 and up). The model unit on the end that most of these photos come from is $459,900, while other end units are $429,900. An interior unit is $419,900.

  • From the photos, the interiors seem much cleaner and simpler than the original phase. I think that is much more appealing. It looks as though they still have the twisted iron railing though. I am not a fan of those. That particular element seems out of place in a Downtown townhouse in my opinion.

  • Thank you for your above comment. In response to twisted
    iron railing, the builder’s market research showed that the
    consumers preferred the combination of twisted/straight iron
    rail as it looked upscale, yet it was still simple.

    The builder added that the railing could always be changed
    if that was important to a purchaser.
