With the completion of Oleander Walk in the Near Southside, the redesign of tiny Oleander Street (the next street north from Magnolia) into a beautiful tree-lined pathway that favors pedestrians and bicycles, new developments are moving in to the area now called Magnolia Village. One of Fort Worth South’s goals for the area was the development of “live/work” units, and the new Oleander Place townhomes currently under construction at the northwest corner of Adams & Oleander (Map) bring this philosophy to the Walk.
So what’s a live/work? The live/work, a term used in New Urbanism, is a residence whose ground floor is configured in such a way that it can be used as the location of a home business. These projects, which have proved popular in other New Urbanist developments across the country, allow entrepreneurs to have a street presence for their business, and have the ultimate commute - living directly above their shop or office, with the convenience of having it all be self-contained. If you’re not a businessperson, the ground floor can easily be used instead as a study, guest room, or the like. The design of Oleander Place makes the ground floor of each unit an ideal space for an office, artist’s or musician’s studio, or similar endeavor, with the benefit of having a street presence for clients and customers.
The live/work is a concept especially suited to redeveloping urban environments like the Near Southside, and it’s something I hope we’ll see a lot more of in the future. It’s good to have Oleander Place coming in to blaze a trail for similar developments on Oleander Walk.
